Looking for double storey house in Puncak Jalil

hi there, I have been looking around at Taman Puncak Jalil and would like to buy a double storey house here. Appreciate if anyone came across any house to sell could inform me asap.

Would you mind payin rm 300k,and wait for the title probably at least 2 years, cause Talam/Maxisegar has not settle their debts Master title and our individual title were put on suspension'' :P .Then again if you want to get loan from banks, make sure they dont need individual title as collateral [last one i know was CIMB you can try''],rest all decline''. if you meet this criteria. maybe we can negotiate'' :D

Hi,

Talam had settle their debts recently, they managed to pay off the debt , which is more than 200 millions bucks (in many forms) It was in the news, i think i saw this in one of the thread too, you can check it out! They will complete the process in around 2~3 mths time. I believe once this is done, the land office will continue with the issuance of the ind title. So, we will be getting the title soon!!! :D

Talam settles RM241m debt, stock surges

Talam Corp, a Malaysian property developer, said it signed an agreement to repay debts of RM241.4 million owing to the Selangor state government.

Talam will sell its properties to help settle the debts, the company said in a statement today.

The shares of Talam jumped the most in more than four months after the agreement.

The stock surged 17 per cent to 13.5 sen at 2:36 pm local time in Kuala Lumpur trading, set for the steepest gain since November 2. -- Bloomberg

TALAM Corp Bhd’s unit, Galian Juta Sdn Bhd, has agreed to sell two pieces of land in Kuala Langat, Selangor, to Malaysian Allied Health Sciences Academy Sdn Bhd for RM35.4 million.

The sale will help the group reduce its bank borrowings and hence, reduce interest costs.

It will slash the group’s gearing ratio to 1.91 from 1.92 per share as at January 2009.

The rest of the proceeds will be used for its infrastructure cost and working capital.

Keep my fingers crossed'', hope its going on the right way and soon'',i know some buyer and seller got stuck after payin the whole indv. title fees,6k plus, all the lawyer fees paid, in the end, rent the house to the buyer at half price'',if these matter doesn't settle after 2 years,the buyer can ask for a refund'',the seller or owner really in the losing end.Once this is settled, our house value shouldnt be so far behind Kinrara which developer is selling intemmediate house at above 500k, owner reselling at 600k.Sutra jalil is also leasehold[ 92 yrs only] n are selling 525k, developer's price.

thank you for all your opinion regarding Talam. I have an offer for a double storey 18 X 65 at PUJ 2 for rm210k. any idea is it worth rm210k for a 18 X 65 at PUJ 2?

Hi Inteli7...

I just recently bought 18x65, 100%c basic, PUJ 2 at RM 208k ....and that's the amount valued by the valuer..maybe you should try your luck for asking this price...unless there is some renovation has been done by the owner before...if not then you have to pay an extra RM2k...

If buyers look on the bright side,they got patience n money'' [stable income] in coming future, you will not be in the losing end.Look at all the developers hunger for a piece of Bkt Jalil, latest being Sunway Construction, its a steal you bought one now, five years from now,''what is 2k'',its how many times x 2k''!, you will be smiling'' how sharp you are to make this invesment, the only poor us the original purchasers who has suffered, talam misdeeds n lost sight of the future, after all the has problems n agony that has bestowed us.This time 2nd purchasers are lucky lot''.

hi, for those who staying at PUJ 2, may i know which bank is willing to provide loan for buyer who want to purchase house there?
i know that the developer has not issued individual title yet for PUJ 2 houses and most of the bank don't provide loan for property without individual title.

if anyone who recently bought a house or even refinance their house in PUJ 2, do you mind to share which bank loan did you took?

Saw the last week advertisement abt DAMAI UTAMA, nxt to Kinrara, new launches, its 499k for an intermediate lot 22x75, lease hold,those who want to buy PCK JALIL cheap houses better buy now, todays paper said Talam is getting out of PN 17.

Agreed. Even well known developer like Sunway is coming to Puncak Jalil now. I am quite sure we could reap some benefits when Sunway launches this project in the near future. I think the only issues to hold back the property price in our area is transferring of the ownership (some phases still yet to issue a strata title to the house buyers). Take a example of Bukit OUG townhouse, the value of the property has increased 10-20% since the strata titles were issued to the house buyer. It take less hassle to transact the business and faster for transferring the ownership.







Sunway Acquires Land For RM37.793 Mln

Extract from Bernama (28/04/2010)

KUALA LUMPUR -- Sunway Holdings Bhd's wholly owned subsidiary, SunwayMas Sdn Bhd, on Wednesday entered into a sale and purchase agreement with Taman Equine Riding Sdn Bhd to purchase 13.35 hectares land in the vicinity of Taman Equine in Subang Jaya, Selangor, for RM37.793 million.

In a statement, Sunway said semi-detached and bungalow villas have been planned for this land and is scheduled for launch in early 2011.

The project will have a Gross Development Value (GDV) of approximately RM250 million.

It said the land is located close to the mature townships of Puchong, Bandar Kinrara, Bandar Sunway and Petaling Jaya, and accessible via several major roads and highways including the Lebuhraya Damansara-Puchong (LDP) and Maju Expressway (MEX).

Yau Kok Seng, Managing Director of Sunway said with the acquisition, Sunway's total land bank now stood at 176 hectares with a GDV of RM2.2 billion. It expects to launch about RM800 million worth of property projects in Malaysia, Singapore and China for the rest of this year.

SunwayMas entered into a joint-venture with Monty Properties Sdn Bhd earlier this month to develop double-storey terraced and semi-detached homes on three parcels of land totalling 6.77 hectares in Puncak Jalil with a GDV of RM120 million.

It also recently acquired 39.2 hectares land with a total GDV of RM500 million near Templer Park.

Preparations are underway for the anticipated launch of both Puncak Jalil and the Templer projects later this year, it added.

Yau said impressive take-up rates for Sunway's on-going projects, including Sunway Rydgeway in Melawati as well as from its two public housing projects in Singapore, has provided it with more than RM500 million in unbilled sales to date.
